Loan-Ready Packet ยท $99

Loan-Ready Packet for SBA 7(a) buyers

Buying a business with an SBA 7(a) loan? Build one lender-style packet from your own numbers and see where your deal stands before you walk into a bank.

What it is

A self-serve preparation tool for people buying an existing business with an SBA 7(a) loan. You answer questions about yourself and the business; the tool does the arithmetic and lays out the thirteen sections a lender expects to see. You download the packet and hand it to the bank yourself. Nothing is ever sent to a lender for you.

Or start from any listing page and its numbers fill in for you. See a sample packet (on the consulting site).

What is in the packet

Thirteen sections on fourteen pages, in the order a lender reads them. Page 1 is always the Readiness page.

  1. Readiness page: your score, the exact gaps and the fix plan
  2. Executive summary and buyer story
  3. Resume
  4. Business plan for the business you are buying
  5. Sources and uses
  6. Equity injection, with the 10% rule and a standby seller note
  7. Loan request and estimated payment
  8. Debt service coverage against the 1.25x floor
  9. Two-year monthly projections, with every assumption listed
  10. Personal financial statement figures (SBA Form 413)
  11. Business debt schedule
  12. Answers worksheet for SBA Form 1919
  13. Document checklist, ticked and missing
  14. Lender cover sheet

How it works

  1. Pick your deal. Start from a listing, or enter the numbers by hand.
  2. Get your link. You are emailed a private link to your packet.
  3. Answer the questions. About an hour of questions about you and the business, plus sealed document uploads.
  4. The packet is built, and a person reads it. The tool builds the packet and a person reads it for errors. Your words and numbers stay yours.
  5. See your readiness score. Page 1 shows your score, the exact gaps and the fix plan, before you pay.
  6. Pay $99 and download. Download the packet and hand it to your lender yourself.

Who it is for

Buyers only: people acquiring an existing business with an SBA 7(a) loan. It is not for owners who want working capital or to refinance their own business. The packet always ships, even when the deal does not cover; if your numbers fall short, page 1 says so and shows what to fix. See Financing for the SBA rules behind the numbers, and the buyer's guide for the down payment, due diligence and what lenders ask for.

Questions

Who prepares the packet?

Humble Services Business Consulting, a d/b/a of Humble Services, Inc., the same parent company as Humble Business Brokerage. You start here or from any listing, and the packet opens on its client site, portal.humblebusinessconsulting.com.

Is this a loan approval?

No. The packet is a preparation tool. It is not a loan decision and does not predict whether any lender will lend. Your bank decides.

Do you pull my credit?

No. You give your credit band yourself (under 640, 640 to 679, 680 to 719, or 720 and up), along with any bankruptcies, liens or late payments. The packet says the credit is self-reported. No credit check is ever run.

What if my deal does not cover?

The packet still ships. Page 1 says so plainly and shows what to fix, for example how much more equity or what seller note would bring the deal over the line. Knowing before you apply is the point.

What is a seller note on standby?

A loan from the seller that you do not pay while the bank loan is outstanding. Under SBA rules it can count toward part of your equity injection. The packet shows the figures with and without it.

Which documents do I need?

Page 13 is your checklist, ticked and missing. It typically asks for personal tax returns, bank statements, ID and the seller's financials. You can upload what you have and add the rest later.

What happens to my information?

Your files are sealed on Humble Services Business Consulting's own computer and are never sent to anyone, including any lender or outside AI service. They are deleted after 2 years, and you can ask for them to be erased sooner.

What does it cost?

$99, paid once by card when you choose to open your packet. You see your readiness score before you pay, and nothing is charged before then. There are no other fees from Humble Services Business Consulting.

Can I get a refund?

No. Once you open the packet the sale is final, which is why your readiness score and the price are shown before you pay. See the Refund Policy on the consulting site.

How long does it take?

About an hour of questions, then the packet is built and a person reads it for errors. You have your readiness score when that is done.
